Most houses need more than one trade. A roof meets siding at the flashing; new siding meets paint at the trim; a bathroom remodel ends with drywall, paint and flooring. C&L handles painting, roofing, siding and remodeling as one company, so the work is sequenced in the right order instead of passed between strangers.

02Services

Three ways into the house.

Exterior work that keeps weather out, interior work in the rooms you live in, and larger renovations planned as a single project.

03Painting

Most of a paint job happens before the paint.

Walls get patched and sanded. Bare wood gets primed. Failing caulk comes out before new caulk goes in. That preparation — not the brand on the can — decides how long a finish lasts.

04Roofing & exterior systems

A roof is a system, not a layer of shingles.

Milwaukee averages about four feet of snow a winter (48.7 inches, 1991–2020 normals). What keeps meltwater out of the house is everything under and around the shingles: the deck, the ice barrier at the eaves, underlayment, flashing and ventilation.
The roof, layer by layerEvery layer laps over the one below so water runs over each joint, never into it. Most leaks trace to a place where that order was broken. Layers, in order: 1. Roof deck; 2. Ice barrier at the eaves; 3. Underlayment; 4. Drip edge and flashing; 5. Shingles; 6. Ridge vent.inside face of wallheated space123456

  1. Roof deck

Plywood, OSB or, on many older homes, boards — sound, dry and flat before anything goes on top.

  2. Ice barrier at the eaves

A self-adhered ASTM D1970 membrane at the roof edge and in valleys; code sets its reach on low-slope roofs, good practice extends it on steeper ones.

  3. Underlayment

Felt or synthetic over the rest of the deck, lapped shingle-fashion — the second line of defense.

  4. Drip edge and flashing

Metal at eaves, rakes, walls, chimneys and valleys. At the eaves the drip edge usually goes under the membrane; at the rakes, over the underlayment.

  5. Shingles

Starter course, then shingles nailed to the manufacturer's pattern, with step flashing woven in at every wall.

  6. Ridge vent

Continuous exhaust at the peak under cap shingles. It only works with matching intake at the soffits.

05Siding

Siding sheds most of the rain. The layer behind it handles the rest.

New siding is only as good as the weather barrier, the flashing at every window and door, and the trim joints that let water out. C&L replaces and repairs siding with the soffit, fascia and trim that belong to it.

06Remodeling

Kitchens, bathrooms and whole floors, sequenced as one project.

Remodels go wrong in the gaps between trades. C&L plans the order — demolition, rough-in, inspections, insulation, drywall, finishes, paint — before the first wall opens.

07How it works

A clear scope before anyone picks up a tool.

The estimate is free. What you get from it is a written scope you can compare line by line — materials, preparation, order of work — not a single number on a business card.
  1. 01

    Tell us about the house

Call, or send the project details through the estimate form. Photos help but are not required.

  2. 02

    An in-person look

C&L looks at the house itself — the roof edge, the paint failure, the room — because most estimates made from a photo are guesses.

  3. 03

    A written scope

What is being done, with what materials and in what order. Wisconsin's home-improvement rules require the contract in writing; a good scope makes it easy to read.

  4. 04

    Scheduled around the season

Exterior painting and roofing follow temperature and weather limits. Interior work, planning and selections continue year-round.

  5. 05

The work, done to the scope

Preparation first, then the visible layers — in the order that was planned.

12Questions

Asked before almost every estimate.

Where does C&L Property Improvements work?

C&L is based in Muskego and works across Waukesha County, Milwaukee County and Racine County. The service-area index lists every city, village and town in those three counties.

Are estimates free?

Yes. Call or send the project details and C&L will arrange a time to look at the house. The scope comes back in writing, so you can see exactly what is being proposed before you decide anything.

When is the right season for exterior painting and roofing here?

Exterior paint depends on air and surface temperature, dew point and the forecast for the following two days, and those limits vary by product — our guide to the Wisconsin painting season walks through them. Roofing can run later into the fall, but in cold weather shingles may need hand-sealing because their adhesive strips cannot activate on their own.

Do I need a permit to replace my roof or siding?

It depends on the municipality. Muskego requires permits for re-roofing and re-siding; the City of Milwaukee, the City of Waukesha, Oak Creek, West Allis and Wauwatosa do not require one for like-for-like re-roofing on a one- or two-family home. The permits guide covers the differences.

My house was built before 1978. Does that change the job?

Often, yes. Wisconsin runs its own lead-safe renovation program: paid work on pre-1978 housing that disturbs more than 6 square feet inside, 20 square feet outside, or replaces any window must be done by a certified company and renovator. The lead-safe guide explains what that looks like and how to check certification.

Does C&L paint commercial spaces?

Yes. C&L paints residential and commercial interiors and exteriors. See painting for how the work is prepared.

What helps before the estimate visit?

A short list of what is bothering you, the rough age of the house, any photos of problem areas, and your timing. For remodels, a few pictures of rooms you like are more useful than a finished plan.
