City or Village: the plain difference
The Village of Pewaukee is the smaller community at the east end of Pewaukee Lake, with 8,238 residents at the 2020 Census. The City of Pewaukee, with 15,914, is the former Town of Pewaukee; it became a city, not a village, in 1999. They are separate governments with separate Census figures, and because both use the Pewaukee name, a mailing address does not always tell you which one you live in. Your property tax bill will.
The housing differs too. The City has the newest stock of any place on this site: a median year built of 1993, only 28.6% of units from before 1980, and 83.2% of homes owner-occupied. The Village is a little older and more mixed, with a 1985 median, 40.1% of units built before 1980 and 61.4% owner-occupied. In both, most homes were started after June 1, 1980, so they fall under the Wisconsin Uniform Dwelling Code, and any alteration has to meet it.
For the work, that means fewer questions about lead and plaster and more about updating kitchens and baths that were built with the house, and about first and second roofs. The older share still matters where it applies. In the Village, four in ten units predate 1980, and on any home built before 1978, paid work that disturbs paint falls under Wisconsin's lead-safe rules.

The City's remodel permit covers “Kitchens (Including Cabinet Refacing and Countertop Only Work), Bathrooms and Whole House.” That is stricter than Muskego or the City of Waukesha, where a cabinet or countertop swap needs no permit. Kitchen RemodelingBathrooms in 1980s and 1990s homes
A bath that came with a 1985 or 1993 house is now more than 30 years old. When it is remodeled, the waterproofing behind the tile and the exhaust fan matter as much as the fixtures. On a code-covered home, the state requires 50 cfm intermittent or 20 cfm continuous exhaust ducted outdoors; an operable window does not count. See bathroom remodeling.

Both municipalities require a permit to re-roof, and the City requires 48 hours' notice for inspections. On a UDC home with a slope of 4:12 or less, the state code requires ice-dam protection at the eaves. See roofing.

The City's fee schedule lists window and door replacement alongside re-roofing, and no same-size exemption is stated, so plan on a permit. For the Village, published guidance does not address windows; ask before ordering. See windows and doors.

City of Pewaukee Building Services handles building permits and inspections for both. The Village states that it “contracts with the City of Pewaukee for building permits and inspections,” though the Village issues its own right-of-way permit for work in Village streets.
In the City, the code lists “Re-roofing and re-siding” among permitted work, and the fee schedule sets a minimum base fee of $70 plus $11 per $1,000 of value for re-roofing, residing, door and window replacement. It also says “No work may commence without having first obtained the permit.” Applications go through the City's BS&A portal or by email.
In the Village, permits are required for “remodeling and new construction, roofing” among other projects. We did not find published Village guidance on siding or window replacement, so confirm those with Building Services before work starts. The permits guide compares rules across Waukesha County.

Pewaukee Lake
The Wisconsin DNR lists Pewaukee Lake at 2,437 acres with a maximum depth of 45 ft. The Encyclopedia of Milwaukee recalls the “numerous summer hotels that dotted lakes like Pewaukee, Okauchee, and Pine” in the county's resort years. The GNIS place name Duplainville also lies within the City.
