Siding replacement cost in southeast Wisconsin

The published numbers for replacing siding in the Milwaukee area, which materials have no reliable local figure at all, and what decides the price once the old siding comes off. Written by C&L Property Improvements, a family-owned siding, roofing and painting company based in Muskego.

The short answer

The Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com) estimates a vinyl siding replacement at $19,330 for the Milwaukee market: 1,250 sq ft of wall re-sided with vinyl installed to the manufacturer's specifications, factory trim at openings and corners, and a continuous water-resistive barrier behind it. The national figure for the same job is $17,950.

Read it with care. It is a modeled estimate for one fixed specification, not an average of Milwaukee jobs, and 1,250 sq ft is less wall than many two-story houses have. The report publishes no per-square-foot price, and we have not calculated one.

For fiber cement and engineered wood, this page has no figure. The Cost vs. Value report does model a fiber-cement job, but its license limits how many of its projects one website may quote, and we have used this site's allowance on vinyl; the full report is a free download. For engineered wood such as LP SmartSide we found no measured local figure at all, only contractor-published ranges with no stated method. The 2026 Houzz study shows siding spend only in a chart we could not read reliably, so we left it out.

Where your house lands depends on wall area and complexity, the material, what comes off, and what the sheathing, flashing and trim need. Each is explained below, along with what a complete siding estimate should include.

What actually drives the price

  1. 01

    Wall area and how cut up it is

    Siding is measured in squares of 100 sq ft of wall, less large openings, plus waste. Gables, dormers, bays, corners and many windows all add cutting and trim. A two-story wall needs staging a ranch does not, and a walkout basement or a steep lot adds more.

  2. 02

    Material and profile

    Vinyl, fiber cement and engineered wood differ in material and in labor. Vinyl is light and hung loose so it can move; the Vinyl Siding Institute's manual says it can expand and contract 1/2 in. or more over a 12 ft 6 in. length. Fiber cement is heavy and James Hardie's instructions prefer blind nailing; its HZ5 line is the one specified for every Wisconsin ZIP code. Engineered wood cuts like lumber but must be painted. Shakes, board-and-batten and wide exposures change both material and labor.

    What comes off, and what is under it

    Removing the existing siding, and sometimes a second layer under it, is labor and disposal. Older houses can have wood clapboard under aluminum or vinyl, or asbestos-cement shingles, which bring separate handling rules we have not priced here and should be identified before removal is quoted. Soft or missing sheathing found once the walls are open has to be repaired.

    Water-resistive barrier and flashing

    Siding sheds most rain; the barrier behind it does the rest. For homes it covers, Wisconsin's Uniform Dwelling Code requires a water-resistive barrier behind the cladding (housewrap of at least 5 perms, lapped 2 in. horizontally and 6 in. vertically) and flashing at window and door heads, deck ledgers and roof-wall intersections, including flashing that turns water away where an eave meets a sidewall. Both Cost vs. Value siding specifications include a continuous barrier.

    Trim, soffit and fascia

    Corner boards, window and door trim, soffit and fascia are priced separately from field siding and vary by system: factory vinyl trim, aluminum wrap, PVC or fiber-cement trim. Soffit is also usually where the attic draws its intake air, so a siding job is the time to make sure it actually vents.

    Factory finish or field paint

    Factory-finished fiber cement costs more up front but has no painting step. Primed product has a deadline: James Hardie's instructions require it to be painted within 180 days, and LP's say as soon as possible or within 180 days.     Windows and doors

    Replacing windows with the siding lets their flashing tie into the new barrier properly. Where windows stay, the trim around them has to be rebuilt to shed water. Optional foam insulation board under the siding makes every one of those trim details deeper.

  8. 08

    Lead-safe rules on pre-1978 homes

    Removing siding or trim on a pre-1978 house disturbs painted surfaces. Past 20 sq ft on the exterior, Wisconsin's lead-safe renovation rule (DHS 163) applies: a certified lead-safe company and renovator, containment and cleanup. How projects differ

Vinyl on a simple, sound house

One layer comes off a ranch with few corners, new housewrap goes on, and vinyl with factory trim goes up. Close to the Cost vs. Value specification, though most houses have more than 1,250 sq ft of wall.

An older two-story with two layers

Aluminum comes off, painted wood clapboard underneath comes off with lead-safe containment, some sheathing is replaced, staging goes up, and every window gets new flashing and trim. Labor and site work drive the price.

Fiber cement or engineered wood, painted

Heavier material, slower cutting and more trim detail, plus a paint job within the manufacturer's 180-day window. A fall installation with spring painting can work for primed product, though LP asks for paint as soon as possible.

Re-siding permit fees

Permit rules for re-siding a one- or two-family home vary between neighboring municipalities, from none to a fee that scales with the contract price. As each municipality publishes them; confirm before work starts, and see our permit guide.

City of Muskego

Permit required. $10 per $1,000 of value (minimum of $125). Effective April 18, 2025. The city's brochure makes the homeowner ultimately responsible for permits and says fees may be tripled for unpermitted work.

City of Milwaukee

No permit required for replacing any quantity of siding on a one- or two-family home. Locally designated historic districts have a separate review for exterior changes, so check with the city first.

City of Waukesha

No permit required for re-siding with no structural changes. 2026 Development Fees, revised January 1, 2026.

City of Franklin

Residential residing is listed at $60.00, but the minimum fee for any permit is $95.00, plus a $10.00 technology fee. Ordinance 2025-2714, effective on publication or December 2, 2025, whichever is later.

City of Racine

$100.00 per building for residential siding. 2026 fee schedule; no effective date printed.

City of New Berlin

$55.00 for residential reroofing, residing and trim. The schedule prints no effective date and the file dates from 2019, so this fee is unconfirmed; check it with the city.

Controlling cost without cutting corners

Paint instead, if the siding is sound

Wood, aluminum and fiber cement in good shape can often be repaired and painted rather than replaced. C&L does both, so we can say honestly which makes sense; see paint or replace siding.

Sequence it with the roof and windows

Roof edges, gutters and windows all tie into siding details. Doing them in the right order avoids tearing out new work; see the order of exterior projects.

Keep profiles and trim standard

Standard lap profiles and stock trim sizes cost less than specialty shapes and custom-milled trim, and are easier to match later.

Get the barrier and flashing in writing

An estimate should name the housewrap, how windows and doors are flashed, and where kickout flashing goes. Water behind new siding is the expensive mistake, and it is invisible until it has done its damage.

Price the finish up front

If you choose primed fiber cement or engineered wood, include the paint job in the budget now rather than discovering it in six months.

How much does new siding cost in the Milwaukee area?

The best-documented local figure is the 2025 Cost vs. Value estimate of $19,330 for a defined 1,250 sq ft vinyl re-side in the Milwaukee market. Larger or more complicated walls, a second layer to remove, sheathing repair and trim upgrades all move a real project away from that specification.

Why is there no fiber cement or LP SmartSide figure here?

For fiber cement, the only methodical local estimate is in the Cost vs. Value report, and its license limits how many of its projects this site may quote. You can download the full report free at www.costvsvalue.com. For engineered wood, we found no measured local figure, only contractor-published ranges without a stated method.

Do I need a permit to replace siding?

Not in Milwaukee or Waukesha for a one- or two-family home without structural changes. Muskego, Franklin, Racine and New Berlin require one, at the fees listed above.

Can vinyl siding be installed in winter?

Yes, with adjustments. The Vinyl Siding Institute's manual calls for the gap at trim and openings to increase from 1/4 in. to 3/8 in. below 40°F, and cold vinyl is more brittle, so it has to be cut slowly.

Does C&L publish its siding prices?
