Exterior painting cost in southeast Wisconsin

An honest account of what is and is not known about exterior painting prices around Milwaukee, and what actually decides the price of painting your house. Written by C&L Property Improvements, a family-owned painting, siding and remodeling company based in Muskego.

The short answer

We did not find a published, methodologically sound figure for Milwaukee-area exterior painting cost. Here is what we did find, and what actually sets the price.

The Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com), the usual source of local remodeling estimates, has no painting project. Nationally, the 2026 Houzz & Home Study reports a median of $2,500 for exterior painting projects in 2025, but that covers any scope, from a full repaint to trim only, and includes do-it-yourself work. The local contractor and aggregator pages that publish prices are undated, years old or silent on how their numbers were worked out, so we do not repeat them.

The one hard local number is labor. In May 2025, painters in the Milwaukee-Waukesha metro earned a mean of $26.94 an hour and a median of $24.34, according to the Bureau of Labor Statistics. That is what a painter is paid, not what a painting contractor charges; the price also carries payroll taxes, insurance, ladders and staging, paint, overhead and profit. On a repaint, labor is usually the larger share of the price, so what matters is how many hours your house takes.

Those hours come mostly from preparation, height and repairs, and on older houses from lead-safe work. The rest of this page explains each, and how to read an estimate for exterior painting.

    The fee is the small part. What lead-safe containment, cleanup and verification add to a job was not quantified by any source we reviewed.

What actually drives the price

  1. 01

    Surface condition and preparation

    Washing, scraping, sanding and feathering edges, spot-priming bare wood and caulking open joints take more hours than the finish coats on a weathered house. Peeling has causes, and the U.S. Forest Products Laboratory names several: ice dams, moisture moving out through the walls from inside the house, and water entering at joints and end grain. Painting over an unfixed cause means paying to prepare the same wall again.

    Lead-safe work on pre-1978 homes

    Paid work that disturbs 20 sq ft or more of exterior paint on a pre-1978 house falls under Wisconsin's lead-safe renovation rule (DHS 163): a certified lead-safe company, a certified renovator in charge, containment and specific cleanup. Open-flame burning is prohibited, and power sanding is allowed only with a shroud and HEPA vacuum attachment. That changes how prep is done and how long it takes.     Height, access and staging

    A one-story ranch is ladder work. Two-and-a-half-story walls, gables over porch roofs, walkout basements and steep lots need taller ladders, staging or a lift, and every setup and move is time. We have seen a fixed percentage for two-story houses repeated online but could not verify it, so we do not use one.

    Carpentry repair

    Paint fails first at board ends and edges, and rot follows at window sills, fascia, corner boards and the bottom courses of siding. Replacing rotted wood before painting is carpentry, not painting, and a good estimate either names the repairs or gives a unit price for them.

    What the house is clad in

    Wood clapboard, cedar shingles, aluminum, fiber cement, stucco and masonry each need different preparation and products. Shingles have more edges to coat; aluminum needs chalk removed; Sherwin-Williams' data sheet for its Duration exterior line calls for at least 50°F on metal siding.

    Primer

    Bare wood, repaired areas and stained or chalky surfaces need primer before the finish coats. Spot-priming costs less than priming the whole house, but some surfaces need a full coat. Sherwin-Williams states that standard latex primers cannot be used below 50°F, which limits when primer can go on.

    Trim, detail and number of colors

    Brackets, barge boards, porch columns and multi-pane windows are slow brushwork compared with open siding, and each added color is another pass around the house. A bungalow with a lot of trim can take more hours than a larger, plainer house.

    Old wood windows

    Original wood sash with failing glazing putty needs reglazing before paint will hold. It is detailed work, and whether it is included is worth checking on any estimate for an older home.

    Season and weather

    Premium exterior lines such as Sherwin-Williams Duration and Benjamin Moore Aura are rated down to 35°F. Sherwin-Williams adds that air and surface must stay above 35°F, and at least 5°F above the dew point, for 48 hours.     Living in the house during the work

    Windows are closed or masked while nearby surfaces are prepared and painted, plantings and decks are covered, and cars may need to move. None of this is expensive on its own, but it is time, and lead-safe containment adds to it.

How projects differ

A sound repaint

Paint is dull and chalky but holding. Wash, light scraping, spot-prime, caulk and two finish coats. This is where hours are lowest and where repainting on time pays off.

Peeling paint on a pre-1978 house

Several layers of old paint are failing, the house is two stories and the sills are soft. Lead-safe containment, careful hand scraping, carpentry repair, full priming of bare areas and staging make this a different job from a repaint, even if the square footage is the same.

Trim, doors and windows only

Siding is vinyl or recently painted, and only the wood trim needs work. Smaller in area, but almost all brushwork and detail. Houzz's national median includes jobs like this, which is one reason it cannot price a full repaint.

Permits, and the rule that does apply

Painting does not normally need a building permit. On a house built before 1978, Wisconsin's lead-safe renovation rule applies whether or not a permit is needed.

City of Milwaukee

No permit required for painting and similar finish work (Milwaukee Code of Ordinances s. 200-24). That exemption does not remove lead-safe obligations on pre-1978 homes.

City of Muskego

The city's permit brochure lists painting and decorating as work that normally does not need a permit.

Wisconsin lead-safe renovation rule (DHS 163)

Applies to paid painting and repair on homes built before 1978 that disturbs 20 sq ft or more of exterior paint. Both the company and the renovator in charge must hold Wisconsin DHS certification; renovator certification costs $75 for two years. Owners and occupants must receive the EPA Renovate Right pamphlet before work starts.

Controlling cost without cutting corners

Fix the moisture first

If paint is failing from ice dams, a bath fan venting into the attic or gutters dumping on a wall, fix that first. See ice dams in Wisconsin and gutters.

Repaint before the paint fails

Repainting while the old coat is chalking but still holding needs far less preparation than waiting for it to peel to bare wood.

Keep the color scheme simple

Body, trim and one accent is a common scheme for good reason: every extra color is another trip around the house with the brush.

Repair wood as part of the job

Rotted sills and trim that are simply painted over fail again soon. Replacing them during prep costs less than paying for a second round of prep later.

Compare estimates on the same preparation

Two prices for the same house usually differ in preparation, repairs, primer, coats and lead-safe practices, not in paint. Line those up before comparing totals.

Questions

How much does it cost to paint a house exterior in the Milwaukee area?

No methodical local figure exists. The nearest published number is Houzz's national median of $2,500 for exterior painting projects in 2025, which includes trim-only and do-it-yourself jobs, so it is not a price for a full professional repaint. Your price depends on preparation, height, repairs and lead-safe requirements more than on square footage alone.

Why don't painters agree on a price per square foot?

Because it depends on what is being measured and what is included. Some published rates do not even say whether they mean floor area or wall area. A per-square-foot number also hides the preparation and repair that make up much of the work.

What should an exterior painting estimate spell out?

Which surfaces are included; the preparation method (washing, scraping, sanding, spot-priming, caulking); carpentry repairs, named or unit-priced; where primer goes; the product line and number of coats; colors; lead-safe practices on pre-1978 homes; access and staging; and how weather delays are handled.

How late in the year can a house be painted in Wisconsin?

Premium exterior paints are rated to 35°F, but conditions have to hold above that, and above the dew point, for 48 hours, and standard latex primers need 50°F. In Milwaukee, average lows fall below 35°F in November. Fall work is possible but depends on the forecast, especially overnight lows and dew.

Is it cheaper to paint or to replace siding?

Painting is usually the smaller job when the siding is sound; replacement makes sense when it is not. C&L does both, which is why we wrote paint or replace siding to help you decide.
